Tree Courtyard House by ao–ft

London-based architecture practice ao–ft has designed a 63-square-metre single-storey residence in Walthamstow that demonstrates innovative use of cross-laminated timber (CLT) in small-scale residential projects.

The Tree Courtyard House, located in Walthamstow's backlands, demonstrates innovative use of cross-laminated timber (CLT) and thoughtful urban infill on a site previously occupied by a restaurant's kitchen extension.

Working with local developer Jonathan Hooker of Castleguard Homes, ao–ft transformed the restricted plot into a 63-square-metre dwelling that prioritizes accessibility and environmental consciousness. The mature London plane tree, which dominates one corner of the site, became the central organizing element of the design.

"The context guided our design process," explains ao–ft architect Zach Fluker. "We thought about the people who could possibly inhabit the building even before design and construction, prioritising logistical efficiency while understanding the needs of both our client and the wider community."

The compact two-bedroom home features a thoughtfully organized floor plan that eliminates corridors in favor of fluid spatial transitions. A centrally positioned entrance leads to an open-plan living area, with bedrooms situated at opposite ends overlooking a courtyard garden.

Accessibility was paramount in the design development, with the practice implementing level access throughout and incorporating adaptable features for future modifications. This approach aligns with contemporary demands for inclusive residential design.

The building's positioning in the north-east corner of the plot creates a generous 50-square-metre garden that preserves the root system of the existing London plane tree. This strategic placement satisfies local authority requirements while creating a tranquil outdoor space for residents.

Privacy concerns influenced the architectural form, resulting in a mono-pitched roof with elevated windows that frame tree foliage while preventing overlooking. The carefully considered height of internal walls transforms the courtyard into a secluded sanctuary while adding volumetric interest to the interior. The architects also incorporated a dramatic skylight in the bathroom, bringing natural light deep into the interior without compromising privacy.

Working alongside ConstruktCLT, ao–ft developed sophisticated structural solutions, including a diagonal cut and inverted glue-laminated beam that enables a seamless ceiling transition within the L-shaped plan.

The project showcases the potential of prefabricated CLT construction in urban settings. The method allowed for efficient assembly without disrupting the neighborhood and demonstrates how mass timber can be effectively utilized in smaller-scale residential projects. Sustainability features include an exhaust air heat pump that reduces operational carbon emissions.

Dark brickwork with contrasting light mortar helps the building recede into its context, while careful landscaping provides natural screening. Triple-glazed doors frame views of the thoughtfully planned border plantings, strengthening the connection between interior and exterior spaces.

"We wanted to maximise space and comfort within limited site constraints," says ao–ft architect Liz Tatarintseva. "Ultimately, our goal was to design a house that is generous for its occupants, but also considerate and sensitive to the needs of its neighbours."

The client, Jonathan Hooker, reflects on the project: "Identifying this opportunity for a neighbourhood I was born in and have worked in for almost 40 years has been incredibly rewarding. My first time working on a development with CLT resulted in a home that embodies the essence of the local community — open, warm and cosy. ao–ft has successfully created a unique space, designed sympathetically to its surroundings."
